6. Management Contract

   • MC11
     • The Contractor is selected at an early stage & not normally responsible for carrying out the work.
       • Contractor has a management role where a fee is paid.
         • Construction work is divided into a number of packages with the contractors advice and tenders are invited for these packages to suit the programme.
           • The works contractors ('trade contractors'/ subies) are in contract with the management contractor and the employer pays on the works contracts costs without the additional of any contractor's overheads or profits.
             • Allow employer freedom for change of mind while preserving price and end-date.
     • All the work is to be sub-let to nominated sub-contractors.
     • More risk for client but greater control.
     • 'Fast-Track'

7. Construction Management

   • Contractor has management role where a fee is paid
   • Same as Management Contracting, however, the 'trade contractors' are in contract with the employer

8. Constructing Excellence Contract

   • JCT/CE
     • A contract to support collaborative working, as per the Latham Report (1994) - Constructing the Team; Partnering
