Building information modelling
- recently defined by the BIM Working Party for the Government Construction Client Group: ‘Building Asset Information Modelling
What is a BIM?
- a BIM is a database of information about a built asset
- asset might already exist, it might partially exist (i.e. it is to be extended or is part way through construction) or it might be planned
- database will start its life through the design process
- when they are creating/developing their designs, will, using BIM software, create intelligent designs
- database will start its life through the design process
- asset might already exist, it might partially exist (i.e. it is to be extended or is part way through construction) or it might be planned
- address many of the industries failings including waste reduction, value creation and improved productivity
- BIM becomes = primary tool for documentation where plans, schedules and bills of quantities may be derived
- It moves away from traditional project working
- Old Way
- parties often work on separate information pools using several different (and usually incompatible) software packages
- BIM way
- all parties (including architects, surveyors and contractors) sharing, and effectively working on, a common information pool
- BIM involves building a digital prototype of the model and simulating it in a digital world
- Old Way
- BIM = common, coordinated source of structured information 4 all parties in the delivery process, e.g. design, construct, and/or operate
- access to the same data
- information loss associated with handing a project over from design team to construction team and to building owner/operator is kept to a minimum
- BIM Models
- representations of the actual parts/ pieces used to construct a building + geometry/spatial relationships/ geographic info/ quants/building components
- BIM can be used to demonstrate the entire building lifecycle from construction through to facility operation
- BIM provides a common environment for all information defining a building, facility or asset, together with its common parts and activities
- building shape, design and construction time, costs, physical performance, logistics
- a BIM is a database of information about a built asset
WHAT IS COBie?
- COBie stands for Construction Operations Building Information Exchange.
- Government Construction Strategy states = structured asset information useful to the owner operator for post occupancy decision making.”
- COBie will become mandatory for public sector projects by 2016.
- What??
- COBie is a dataset which is produced as part of the Project Information Model (PIM)1, containing building/facility data
- captures all of the facility information, except for the design which is completed using the BIM(s)
- COBie should be read in conjunction with the BIM(s) throughout the project duration and post completion to provide a full dataset for a facility
- History
- UK government published its Building Information Modelling (BIM) Working Party Strategy
- Government's intention to require collaborative 3D BIM (with all project + asset information, documentation and data being electronic) on its projects
- software and data requirements for this detailed in the report are Construction Operations Building Information Exchange (COBie)
- Improve the handover process to building owner-operators. A Excel spreadsheet
- data inside a COBie spreadsheet
- idea behind COBie is that the key information is all pulled into one format and shared between the construction team at defined stages in a project
- information being drawings, specifications, schedules, reports
- idea behind COBie is that the key information is all pulled into one format and shared between the construction team at defined stages in a project
- data inside a COBie spreadsheet
- COBie initially developed as (FM) tool to ensure that the client receives the information in as complete and as useful format
- It is now used for compiling project information throughout the design, construction and operation stages
- COBie DATA
- data required as part of COBie is no different from the information already required through design and construction contracts
- objective = standardise the format and structure of that information to maximise its use and accessibility during design, construction and FM
- Its a collaborative tool whereby collectively the project team is responsible for providing the data
- Information is required at various stages within the project
- 1. Data Drop 1 (DD1) – Client Requirements and Constraints
- Data Drop 2 (DD2) – Outline Solution
- Data Drop 3 (DD3) – Construction Information
- Data Drop 4 (DD4) – Operation and Management Information (Ongoing Operations and Management)
- Data Drop 5 (DD5) – Post Occupancy Validation Information
- WHAT DOES COBie LOOK LIKE?
- currently compiled and presented using a simple spreadsheet
- this is used as an interim step to COBie specific software which allows open exchange of all project data
- Project team members only enter the data for which they are responsible
- products and equipment listed in design schedules should be entered into the COBie
- Spreadsheet usually contain the following worksheet
- Contact
- actors and their roles
- Facility
- project, site and building details
- Floor
- Data should be split into floors
- Zone
- super-elements that contain multiple spaces and provide a specific function
- Spaces
- functional locations where operation and maintenance occurs
- Type
- Products and equipment noted in design schedules
- System
- group of components that work together to provide a specific building service e.g. ventilation
- Component
- Details of the products and equipment listed in the design schedules
- Contact
- Spreadsheet usually contain the following worksheet
- Completion of COBie sheets
- 1. Initially the ‘Contact’ and ‘Facility’ sheets need to be populated;
- 2. Followed by ‘Floors’ and ‘Zones’;
- 3. Followed by ‘Spaces
- 4. Followed by ‘Types’ and ‘Systems’
- 5.‘Components’.
- currently compiled and presented using a simple spreadsheet
- COBie stands for Construction Operations Building Information Exchange.
Key BIM benefits
