- 1Proprietary Specifications (example: Admixtures Spec. 1. water reducing and air entraining agents shall be used in all concrete. 2. water reducing agent: "Sonatard WR" 3. Air entraining agent: "Darex" by WR Grace)These specs list desired materials, products, systems, and equipment by trade name and manufacturer.
They can be closed (sole source) or open (approved equal). - 2Performance Specifications (example: Spray on Fireproofing spec stating all materials, procedures for application, and thicknesses necessary to provide required protection...)These specifications define products and systems by describing end results.
They allow contractors to apply their expertise.
Usually used in new & unusual systems. - 3Descriptive Specifications (example: solid wood door construction specifically stating what doors etc. SHALL BE UNLESS OTHER WISE INDICATED, ie. "shall be wood solid core 3'x0" x 7'-0")Most Detailed.
Describes all requirements, assembly, etc.
Architect assumes responsibility. - 4Reference Specification (example: steel stud connectors shall comply with "structural welding code" of AWS American Welding Society)These refer to quality standards established by a recognized testing authority or federal gment.
Typically used in conjunction with other types of specs.
Quality/performance may only list minimum. Be sure it is sufficient for specific project needs. - 5Cash Allowance Specifications (Example: Schedule of Allowances. Allowance 1: lump sum of $3k for hardware as defined in Div.8 spec. Allowance 2: lump sum of $5k for carpet)Used in lieu of specifying a particular portion of work.
Architect directs bidders to set aside specific money to use for something not figured out yet.
