Task 3

  1. 0. Strategic Definition

    • The information shared at this stage is known as the strategic brief. This includes a brief consideration into the project programme and the potential site team for contractors. For the client they will produce an outline specification in this stage which will state specific things the client wants for the project which could be a certain type of brick work to or insulation.Even at this stage the outline specification must follow NBS specification as this is the recognised standard in the UK for buildings to conform to.
  2. 1. Preparation and brief

    • The information exchanged here is done in the initial project brief where contractors will sit down with the client and discuss the projects aims and any queries with the outline specification. the contractor will also discuss the programme they have put together so far for the project and may talk through the site team set up they would have on the project
  3. 2. Concept Design

    • This stage provides a more detailed outline specification still following NBS specification but will provide a further look into the structural and building services design. Cost information will be discussed here also which must be set out in accordance with NRM2 and SMM7 which set oit the rules for work procurement and the standard method of measurement for calculating costs
  4. 3. Developed Design

    • This stage covers all the same points covered in the concept design with more detail as the project design progresses. Much more information will be gathered in the form of drawings from the architect and the structural engineer. Both designers will produce a specification known as a performance specification again following NBS spec. this specification will go into detail on how the designers expect a material to achieve for example they may select a insulation and specify that it is to perform to a certain R rating.
  5. 4. Technical Design

    • This stage again covers all the same points of information exchange as the previous two design stages but again in more detail. This stage will produce construction issue drawings from the architect, structural engineer and any other contractors with design responsibility on the project. These drawings will be the drawings used on site during construction.
  6. 5. Construction

    • Information produced at this stage will be as built drawings produced by the site engineer to highlight if there were any changes from the design when that aspect of the build was implemented on site. These as built drawings are usually sketches made by the engineer to show a change or a sketch on an existing drawing to show how it differed. New revisions of drawings could also be produced at this stage to either accommodate a change that has happened during the project or to correct a mistake that was not picked up during the design stage.
  7. 6. Handover and Close out

    • All the As built drawings completed during the project and cost allocations will be handed over to the client to inform them of exactly what took place on the project.
  8. 7. In Use

    • As Built information will be updated as the building is in use if any changes occur due to the operational and maintenance manuals. The OM manuals will be handed over to the client once the contractors service requirements are fulfilled.
